Chapter 3 - THE PENTHOUSE ON RITTENHOUSE SQUARE

The private investigator followed Vanessa for nine days.
She spent three nights at a penthouse overlooking Rittenhouse Square.
Richard arrived after dark.
He used a service entrance.
The property belonged to Harrington Strategic Preservation.
The shell company Harrison had circled.
Khloe reviewed the photographs in her brother’s office.
Richard carried groceries.
Vanessa carried baby catalogs.
A delivery team brought in a crib.
The same crib Khloe had chosen for her own daughter.
“He bought two,” she whispered.
Harrison stood beside her.
“No.”
“He canceled your order.”
“The crib in your nursery is an empty display box.”
Khloe looked at him.
“What?”
“The serial number was removed.”
“The actual crib was delivered to the penthouse.”
For several seconds, she could not speak.
It was a small betrayal compared with the affair and missing millions.
That made it hurt differently.
Richard had stood beside her in the baby store.
He had watched her touch the carved wood.
He had said their daughter would sleep there.
Then he gave it to Vanessa.
Harrison closed the photographs.
“We are filing tomorrow.”
“For divorce?”
“For an emergency asset restraint.”
“If we file for divorce first, Richard moves the remaining money.”
“The restraint must land before he knows the marriage is ending.”
Mara Sinclair entered carrying a red folder.
“We found something else.”
She placed a property transfer on the table.
The Lower Merion estate had been refinanced three times.
Richard signed Khloe’s name on two documents.
The current mortgage balance exceeded the value of the house.
“He planned to leave you the mansion,” Harrison said.
“Along with thirty-two million dollars in debt.”
Khloe looked at the forged signature.
It was close.
Not perfect.
Richard had practiced.
“Can he be charged?”
“Yes.”
“Will he?”
“If the evidence holds.”
Mara opened another file.
Harrington Commercial Group had sold investment units in a Philadelphia waterfront project.
The project did not have final permits.
Investor money had been moved into existing developments to cover losses.
A classic structure.
New money hiding old failure.
Richard was not only deceiving Khloe.
He was running a corporate fraud that could collapse hundreds of pensions and small investment funds.
Khloe felt sick.
“Does Vanessa know?”
Harrison answered.
“She signed two design contracts that moved money.”
“She may claim she believed the work was legitimate.”
“Did she do any work?”
“Not enough to justify twelve million dollars.”
Khloe looked toward Mara.
“What happens tomorrow?”
“We ask the court to freeze marital assets.”
“We request a forensic audit.”
“We notify the company’s independent directors.”
“And we seek a protective order.”
Khloe frowned.
“Richard has never hit me.”
Harrison’s expression remained still.
“Violence is not the only reason for protection.”
“He has forged your name, hidden assets, and planned to leave you financially destroyed while you are medically vulnerable.”
“He may not become violent.”
“But desperate men do not receive the benefit of our optimism.”
Khloe touched the pendant.
“When do I leave the house?”
“Tonight.”
Richard returned at seven.
Khloe had already packed one suitcase.
She told him the doctor wanted her closer to the hospital.
He barely looked up from his phone.
“Fine.”
“I’ll come this weekend.”
She waited for him to ask where she was staying.
He did not.
Khloe walked out of the estate carrying her unborn daughter.
Richard remained in the kitchen messaging Vanessa.

At midnight, Harrison filed the first motion.
By sunrise, thirty-seven accounts were frozen.
