Chapter 10 - THE VINEYARD WAS ALREADY MORTGAGED

The forensic audit of Harrington Development changed everything.
Charles had mortgaged the vineyard twice.
Once openly.
Once through a mezzanine financing structure even several relatives did not understand.
Eleanor’s Napa house had a lien.
The Monterey vacation home had been pledged.
Lucas’s business shares had been used as collateral.
Adrian’s architecture partnership had guaranteed part of a commercial loan.
Everyone thought the family was wealthy.
They were.
On paper.
In reality, they were carrying more than forty-two million dollars in debt.
The Pacific Heights building sale was supposed to create enough liquidity to survive another eighteen months.
Then Charles planned to refinance.
My condo was the missing piece.
Naomi stared at the spreadsheet.
“That explains the urgency.”
I looked at the vineyard valuation.
“If they had just asked me to sell?”
“Would you?”

Maybe.
Not for Eleanor.
Not for intimidation.
But if Adrian had sat beside me and said.
My family’s business is in trouble.

Here is your fair share of the sale.

I might have.
That realization hurt more than the demand.
They did not steal consent because consent was impossible.
They stole it because they believed asking was beneath them.
Then the development buyer withdrew.
The deadline could not be met while title litigation and fraud investigations remained open.
Thirty-one-million-dollar sale.
Gone.
Charles blamed me publicly.
He called the investigation “a private marital dispute exploited by opportunistic advisers.”
I did not respond.
The lender did.
It issued a default notice.
Harrington Development entered crisis negotiations.
Adrian called me from his attorney’s office.
“You understand what this means?”
“Yes.”
“The vineyard could be sold.”
“Yes.”
“My parents could lose their home.”
“Yes.”
He stared through the screen.
“You don’t care?”
“I care.”
